Run The Deal started as a personal tool. Austin Frangoules, based in Virginia Beach, invests in real estate and runs short-term rentals in Snowshoe, West Virginia. He also owns a mortgage company, East Coast Mortgage. He wanted one place to answer the question that comes before every offer: is this a deal?
The calculators he tried did the easy math and skipped the hard parts. They guessed at ARV without showing the comps. They sized a BRRRR refi as ARV times 75% and ignored seasoning, DSCR and how lenders really value a house in the first six months. And once a deal closed, the budget lived in a different app from the profit it was supposed to protect.
What we believe
- Show the work. Every comp, adjustment and assumption is visible, and every number is tagged as yours, a default or an estimate.
- Match the lender. Refi math follows real program rules, labeled as illustrative and never as a quote.
- Keep it plain. A verdict in one sentence, with the reasons and what would change it.
