Real estate investing software

One place for the whole deal, from address to sold.

Most investors run a deal across five tools and a group text. Run The Deal keeps it in one file: the analysis, the offer, the lender, the rehab and the result, all on the same numbers.

Everything in one place

House flipping and BRRRR software that follows the deal through

Six stages, one deal file. The numbers you underwrite become the offer, the lender package, the budget and the scorecard, so nothing gets retyped and nothing drifts.

01Find

Deals come to you, already screened

Forward listing alerts to your own deal inbox and each one is run against your rules before you open it. Paste a listing link or text, or add photos, and the deal fills itself in for you to check.

  • Your own forwarding address for listing alerts
  • Buy boxes with a daily email when a deal or price drop fits
  • Import from a link, pasted text or photos
Run The Deal deal inbox with a forwarding address, buy boxes and a screened deal showing flip profit

02Analyze

Every exit, with the work shown

Type any US address. Flip, BRRRR, rental and short-term rental run side by side, plus 41 commercial, land, development, notes and alternative strategies. Comps sit on a map with each adjustment shown, and the BRRRR refi checks every program, every month, the way a lender would.

  • 49 strategies on one engine
  • Comps with every adjustment, a likely range and a confidence score
  • Refi seasoning, value basis, DSCR and loan minimums by month
  • Closing and transfer taxes for all 50 states
Comps on a map with adjusted values, a weighted ARV, a likely range and a confidence score

03Offer

An offer the agent can say yes to

Build a one-page offer packet with recent sales and the repair estimate behind your price, or a letter of intent. It never shows your profit or your max offer math.

  • Offer packet with comps and the repair estimate
  • Letter of intent with your terms
  • Max offer solved for your minimum profit, next to the 70% rule
Offer packet builder with the offer price, terms and a printable one-page summary for the seller

04Fund

Lenders get what they ask for, by link

Send a lender package with the deal, rehab, comps and the financing you want. Once you close, draw requests go out with line progress and photos. If you want financing, you can ask for it in one tap. You never have to.

  • Lender package by link, no login for them
  • Draw requests with progress and photos
  • Optional financing request, with the disclosures shown

Financing is available, if you ask for it, through East Coast Mortgage, NMLS 2354674. Equal Housing Lender. Run The Deal and East Coast Mortgage share common ownership. You are never required to use East Coast Mortgage or any lender.

Draw request showing the rehab holdback, this draw, work completed by line and notes for the lender

05Run the job

The rehab, tied to the profit you underwrote

Start a project from the deal and the budget, schedule and profit come with it. See what each late day costs, keep bids, change orders and lien waivers in one place, and give each contractor a private link to only their own work.

  • Budget vs actual by trade, with a forecast
  • Schedule tied to carrying cost
  • Contractors, COIs, lien waivers and e-signatures
  • Receipts by photo and a QuickBooks Online connection
Project overview with profit today, days behind schedule, the cost of each late day and items that need attention

06Exit

See how the deal really went

When it sells or refinances, the estimate vs actual report lines up every number you planned against what happened. Logged rehab bills teach your own cost book, so the next estimate is closer.

  • Estimate vs actual, line by line
  • A printable review to share with partners
  • Your own costs feed the next deal's rehab
Estimate vs actual report for a sold flip showing profit estimate, actual profit and the difference by line

Questions before you switch

How accurate are the numbers?

As accurate as what goes in, and you can see all of it. Every number is tagged as yours, a default or an estimate. Each comp shows its adjustments, the ARV comes with a likely range and a confidence score, and the math engine is checked against worked examples on every change. Estimates are for planning, not appraisals.

Who can see my deals?

Only you. Projects are visible to the people you invite, and contractors see only their own tasks and invoices. Share links work for anyone with the link until you turn them off. We do not sell your data. See the privacy policy.

Is this financing advice or a loan quote?

No. Run The Deal is software, not a lender. Refi terms in the app are illustrative assumptions, not a quote or commitment to lend. Financing is optional, and you are never required to use any lender.

Can I cancel any time?

Yes, from Settings. You keep your plan until the end of the period you paid for, then move to the free plan with your deals intact.

Can I move my deals over from a spreadsheet or another tool?

Paste a listing link or the listing text, or add photos and screenshots, and the deal fills in for you to check. Or type the four numbers you already have and the rest fills with defaults you can change.

Do my contractors, partners and lender pay?

Never. Contractors, lenders, partners and anyone opening a share link are always free.

Does it work on my phone at the property?

Yes. It is built for phones and tablets first. Add it to your home screen for an app icon.

Why is it invite-only?

We are letting investors in a few at a time while it is in beta. Request access and you will get an email when your spot opens. The free calculators and the sample deal are open to everyone now.
