Plain English: what we collect, why, and who else touches it.
Who we are
Run The Deal (runthedeal.com) is operated by Frangoules Enterprises, 123 S Lynnhaven Rd, Suite 201, Virginia Beach, VA 23452. Questions about privacy go to austin@frangoules.com.
What we collect
- Account details. Your email address, your name if you add it, and your role. Sign-in is a link sent by email; we do not store passwords.
- What you put in. Deals, addresses, numbers, notes, photos, receipts, project budgets, contractor details and files you upload.
- Waitlist requests. Your name, email, what you invest in, your markets, deals per year and any note. We keep a daily-salted hash of your IP address to stop spam; we never store the IP itself.
- Usage analytics. See below.
Analytics
We run our own first-party analytics. It uses no cookies and no advertising trackers. We do not store your IP address; we keep only a hash salted daily, used for rate limits, which cannot be turned back into the address. Your approximate location (city level) comes from the request headers our host adds, not from your device.
- Pages and events: the pages you visit, how long and how far you scroll, the page that sent you, and clicks on key buttons like Request early access.
- Device and browser: the type of device, browser and screen size, and page speed and error reports.
- Signed-in activity: when you are signed in, the product events you trigger (for example running a deal or starting a project) are tied to your account, so we can support you and improve the product.
We do not sell or share your data with anyone for advertising or any other purpose, beyond the service providers below that run the product for us.
Service providers we use
We share only what each provider needs to do its job:

Property facts and sold comps from paid lookups are saved to a shared comp database so no one pays for the same public record twice. Your own analysis, notes and numbers are not shared.
Who can see your information
- Your deals are visible only to you.
- Projects are visible to the people you invite to that project. Contractors see only their own tasks and invoices.
- Share links (offers, lender packages, draw requests) can be opened by anyone who has the link until you turn them off.
- Run The Deal admins can see account details and support information to help you.
Financing requests
If you choose to send a deal to East Coast Mortgage for financing, we send that deal and your contact details to East Coast Mortgage (NMLS 2354674, Equal Housing Opportunity). This happens only when you ask. You never have to use any lender to use Run The Deal.
We send email you need to use the product (sign-in links, invites, alerts you turn on) and one confirmation when you join the waitlist. If we ever send marketing email, it will include a way to unsubscribe and our mailing address.
Keeping and deleting data
We keep your data while your account is active. You can delete deals and projects in the app. To delete your account or your waitlist request, email austin@frangoules.com and we will remove it, except where we must keep records by law.
Security
Data is encrypted in transit. Access is controlled by row-level security in the database, so each person can reach only their own records. No system is perfectly secure; tell us right away if you see a problem.
Children
Run The Deal is for adults who invest in real estate. It is not meant for anyone under 18.
Changes
If we change this policy we will update the date above, and tell signed-in users about material changes.
