Questions
What DSCR do lenders want?
Many DSCR lenders look for 1.00 or more, and price better at 1.20 to 1.25 and up. Some have no-ratio programs below 1.00 with lower leverage. Rules vary by lender.
Is DSCR the same as the commercial debt service coverage ratio?
Not quite. Residential DSCR lenders usually divide gross rent by PITIA. Commercial lenders divide net operating income by annual debt service. The app shows both and labels them.
