Punch list
A punch list is the list of small fixes found at the end of a rehab, like touch-up paint or a loose outlet cover, that must be done before you list or rent the house.
The big work is done, but buyers, appraisers and tenants notice the little things. A tight punch list turns a nearly finished house into one that is ready to show.
Most items are quick. The risk is delay, because the house cannot list or rent until the list is closed.
How it works
- Walk every room with the contractor and note each item, with a photo.
- Assign each item to the trade responsible.
- Set a deadline, then walk again to confirm each fix.
- Hold back final payment and the final lien waiver until the list is done.

Common mistakes
- Paying the contractor in full before the punch list is done.
- Walking the house only once. A second walk catches what the first missed.
- Letting the list grow into new scope. Bigger items belong in a change order.
Punch work often sits at the end of the critical path, so every day shows up in carry.
